About The Building.

Building Facts:

  • Opened in 1964 as a rental building, The Statesman was converted to condominiums in 1979.
  • The building stands 21 stories tall; residential units begin on the fourth floor.
  • There are officially 90 units in the building. Although some owners have combined adjacent units, no units have been combined on a single deed.
  • The intimate design of The Statesman features five units per floor.
  • Floors 4 through 20 each have two 2-bedroom units, two 1-bedroom units, and one studio.
  • Floor 21 has one three-bedroom unit, one 2-bedroom unit, one 1-bedroom unit, and two studios.
  • There is on-premise parking for 66 cars. Residents who cannot obtain on-premise parking usually rent parking from St. Andrew’s, adjacent to the building.
  • The building is approved for FHA financing, making it especially attractive for first-time buyers.

  • Dramatic two-story lobby.
  • Entraguard entry system.
  • Extensive video monitoring system.
  • Handicapped-friendly building: Self-opening doors have been installed at all entrances.
  • Engineer and/or janitor are on duty seven days a week. The engineer lives on the premises.
  • Pet-friendly building. Cats, birds, and fish are permitted without charge; dogs up to 40 lbs. are subject to a $100 non-refundable registration fee.
  • Onsite laundry room (six washers, six dryers).
  • Mezzanine-level sundeck (may be reserved for private occasions).
  • Professional management by Legum & Norman Midwest.
  • Children’s playground adjacent to the building (operated by Chicago Park District).
  • CTA bus routes 151 Sheridan, 147 Outer Drive Express, and 136 Sheridan/LaSalle Express stop on Sheridan at Bryn Mawr. The 84 Peterson route begins on Bryn Mawr just west of Sheridan . The Bryn Mawr Red Line station is a 2 ½ block walk. See the Resources page for more route information.
  • On lakefront bike path, and an easy walk to Osterman Beach.
  • A variety of shopping and dining options both within walking distance and within the greater Edgewater/Andersonville area.

Building Governance:

  • The Statesman Condominium Association, which governs The Statesman, is headed by a five-member Board of Managers. At present, the Board includes:

  • The Board of Mangers meets at least monthly on the building Mezzanine, and more often as needed to complete its work.
  • Unit owners are permitted to attend all Board meetings except those held in “executive session.” “Executive sessions” are usually held to permit the Board to freely discuss confidential matters, including but not limited to personnel issues, alleged violations of rules, etc.
  • A period for unit owner questions and comments is provided before each Board meeting. However, under Robert’s Rules of Order, unit owner questions and comments are not permitted during the meeting itself.
  • The Association (which consists of all unit owners) meets annually, at the end of February. Board elections are held during this meeting; unit owners may vote either by proxy in advance, or in person at the meeting.
  • Board members serve two-year terms. Terms are staggered so that two terms expire in odd years and three terms expire in even years.
  • Once Board elections have been held, the new Board meets and elects its members to the various positions (President, Treasurer, Secretary, etc.).
  • Should a vacancy occur on the Board, the Board recruits a unit owner to fill out the remaining term.
  • If you, as a unit owner or resident, have a question. comment, or complaint you wish to bring before the Board, or need Board permission for something (e.g., a remodeling project), the best way to proceed is to write to the Board. Your matter will then be brought up at the next Board meeting, either during the question/comment period, or, if appropriate, during the Board meeting itself.
