If You Want to Buy at The Statesman:

With only 90 units in the building, units at The Statesman are not always available, and those that become available have tended to change hands quickly in recent years.

If you are looking to own at The Statesman, any real estate broker can inform you as to what is listed on the multiple listing services. However, because some of our owners have sold units without a broker, or have used a broker who does not use MLS, you would also be well-advised to check the weekly listings in the Reader and the Sunday Chicago Tribune.

Be sure to ask whether the unit you are considering has on-premise parking. If it does, and you wish to transfer it, your formal offer should include both the unit number and “related parking privileges.” Please see the Rules and Regulations for more details.

If you buy here, your seller should provide you with a hard copy of the building’s Declaration (which cannot be downloaded from this Web site) and the Rules and Regulations (which can). Most condominium purchasers make their contracts contingent on an attorney’s review of these documents.

If You Want to Rent at The Statesman:

Statesman unit owners are permitted to rent their units on one to two year leases. The Association does not know which units may be for rent at any given time, and thus, we cannot help you find a unit.

Although owners may find their tenants any way they choose, units for rent are often listed in the Sunday Chicago Tribune (under “Condos for Rent—City North—4000-7000”) or in the Reader. Note that it is extremely unusual for 2-bedroom units to be rented out.

Be sure to ask the unit owner if parking is available with the unit, and if it is included in the rental figure the owner is quoting, or whether it is a separate charge.
